What are the residency qualifications?

• Valid photo identification, either a state driver’s license or state issued photo identification card is required.
• Valid Social Security Card, Work Visa, Resident Alien Card, or Passport is required to show legality in the United States.
• 2+ months recent income verification
• Monthly rent amount must not exceed 40% of net monthly income.
• No landlord collections accounts on credit report within 5 years.
• No evictions or unfavorable rental history within 5 years.
• No felony criminal charges within 10 years.
• Credit Report- Applicant who have a beacon score above 600 and that meet all other residency qualifications are generally approved at the advertised deposit amount.  Applicants who have weak credit scores, recent bankruptcies, collections, or slow payment history can often still be approved, but may require a higher security deposit after evaluation of their entire application.

How Do I Apply?

Application Fee

Upon applying, you will be required to pay a non-refundable application fee of $35 per applicant.
